Pinnacle Japan provides comprehensive asset management for investors, including research and analysis of investment requirements in Japan and verification of cost-effectiveness such that investors are presented with the best real estate investment properties in the US. Further, it is engaged in building of investment structures, performance of due diligence, arrangement of loans, arrangement of contracts and their translation, and arrangement of closings.

Introduction of New Investors

As a rule, new investors are introduced by investors with a track record of investing with Pinnacle Japan or an affiliate of Pinnacle Japan. Others may be referred by socially reliable sources familiar with Pinnacle Japan’s comprehensive asset management services, such as auditing firms, law offices, and financial institutions with experience in real estate investment in the US.

Building Relationships of Trust with Our Investors

As Pinnacle Japan provides the full range of asset management services from the beginning to the end of an investment, our relationships with investors are long term in nature. Therefore, Pinnacle Japan’s position is to build relationships of trust with investors. In addition, we strictly protect the confidentiality of our investors’ personal information.

Analyzing the Real Estate Market and Finding Target Investments

Through our partnerships with the Goodman Real Estate group in the United States, which is Pinnacle Japan’s business partner, and with real estate market research organizations, we are able to ascertain trends in the US real estate market and gather and analyze market data for areas in which investors’ investment properties are located. We regularly obtain information on real estate sales from our business partners and try to find investment properties with income stability and prospects for future price appreciation.

Development of Investment Real Estate Properties

Through our partnership with Goodman Real Estate of the U.S., Pinnacle Japan provides services related to the development of investment real estate properties, such as land development and redevelopment of existing real estate properties.

Investment Real Estate Property Needs and Their Evaluation and Analysis

Pinnacle Japan regularly researches and analyzes the needs of investors in Japan in order to present the best real estate investment properties in the US. After identifying an acquisition target, we obtain a property appraisal and perform a physical inspection of the property, as well as a detailed analysis of investment returns over the medium to long term.

Acquisition and Divestment of Investment Real Estate Properties

Working with real estate attorneys and accountants in the US, Pinnacle Japan acts as an agent for all work related to the acquisition and divestment of real estate in the US. This work includes the following: Setting of deal prices and contract terms, tax work related to deals, investigation of legal affairs, agents for deal negotiations, preparation of deal documents and other related legal documents, setting up of escrow accountes, due diligence (research) for the acquisition, deal closing, and collection of sale proceeds

Investment Property Operation and Management

Through our partnership with Goodman Real Estate Group’s property management company, GRE Property Management,* Pinnacle Japan engages in the business of operating and managing income-producing real estate properties (apartment and office buildings, stores, etc.). This work includes the following. ・    Tenant recruitment, credit investigations, rent collection, and other management tasks
・    Hiring and supervision of property managers and specialized property management staff
・    Preparation and submission of property management budgets
・    Preparation and submission of property management performance reports (financial statements)
・    Comprehensive supervision of property management conditions
・    Management of property taxes (verification of the appropriateness of the assessed values for such taxes)
・    Arrangement and management of fire, earthquake, and other disaster insurance
・    Work related to the sale of the subject property
・    Preparation of US tax returns for the subject property
